Setting up your purchase on the Dashboard
The Dashboard holds the property and purchase details every other screen reads from, so fill it in first.
- 01Enter the property address, asking price and agreed purchase price. Calculated totals update themselves — you never type over them.
- 02Set the type of purchase and buyer type; both change how stamp duty is worked out.
- 03Add your offer accepted, target exchange and target completion dates to drive the milestone counters.
- 04Record your solicitor, broker and agent so the chase details sit alongside the numbers.
Buying costs and stamp duty
The Costs screen calculates stamp duty from the price and buyer type, then totals every other purchase cost.
- 01Confirm the price used at the top — it defaults to the agreed price from the Dashboard.
- 02Check the buyer type: standard, first-time or additional property each use different SDLT bands.
- 03Open Assumptions & rates and replace the default fees with your own quotes.
- 04Read the all-in cost figure — that is price plus stamp duty plus every fee.
Using the survey defect log
Turn a level 2 or level 3 survey into a costed, prioritised list you can negotiate with.
- 01Add the survey date and surveyor, then log each finding as its own line in the defect log.
- 02Set urgency on each item — only high-urgency work belongs in a renegotiation.
- 03Enter an indicative or quoted remedial cost; the totals build your evidence.
- 04Record the reduction requested and the reduction agreed to keep the negotiation on record.
Driving the purchase from Stages and Conveyancing
Stages tracks offer-to-keys milestones; Conveyancing tracks what your solicitor owes you, in order.
- 01Work down the Stages screen and set a status on each milestone as it moves.
- 02Use the Conveyancing screen to see which legal steps are not started or need chasing.
- 03Chase anything sitting still — the progress bars show where the purchase has stalled.
- 04Finish on the Moving screen, which lists the completion-day tasks group by group.
